Sell And Rent Back: Save Your Home
The housing market is changing every day. With the outlook of the housing market only getting better it is easier to make long term decisions with your property. One newer technique people are using to free up the equity in their homes is the sell and rent back technique.
The sell and rent back technique is easily explained. You sell your home to someone else and then immediately draw up an agreement to rent the property back from the buyer. This will allow you to free up the equity in your home without having to move and thus sink the equity into another house. Also, many people don't want to leave the area where they are now living. Many people also don't want to tell friends, relatives, and others that they have to sell their homes; this way, only you and the buyer have to know that your house has been sold.
These parties are able to buy these houses for rent back all over the country. However another market is renting back the apartments. In the late 1990's there was a large portion of people purchasing apartments in order to allow themselves to gain equity in their apartment while enjoying the benefits of living in an apartment. Now people are having to sell these apartments to realise equity and looking to back the same property.
For many people the apartment living is perfect. The rooms tend to be smaller and thus are easier to clean. The maintenance is provided by the management team free of charge. There are no lawns that need mowing and they are often close to cities where people may work nearby. Thus many people would prefer to stay in the same apartments but still wish to take advantage of freeing up the equity to pursue other interests.
Typically the only way to get equity out of your home is to refinance the home. However by refinancing the home you are subjecting yourself to higher monthly payments and even possibly higher interest rates on the home. Thus many people would like to tap into their equity without having to forego the increased monthly payments and the higher interest rates.
The only other way you can access your home's equity is by selling it. Usually this would involve having to move and buy a new home, eating up your equity. However, the sell and rent back technique has changed this, by allowing you to continue to live in your home without paying higher interest rates or monthly payments. Even better, your friends and neighbors won't know you have sold your house unless you decide to tell them.
The sell and rent back technique has improved the housing market by allowing one to sell their home to another, and then rent the same home back from that person. Homes for rent back free up equity, allow the tenant to maintain the same environment and can keep financial issues confidential. Because people love to live in small, low maintenance rooms, another market in renting back apartments has developed. The rent back apartment is usually close to the city or workplace and, similar to rent back homes, is a popular alternative to higher interest rates usually caused by refinance.
